The number of banks and Utah mortgage brokerages can be overwhelming, so choosing a lender to obtain your Utah home loan can be a difficult task.  There are four main categories where borrowers normally search for a mortgage.

The Internet
 
Sometimes you can find great mortgages on the internet.  There are several big name sites that will provide you with mortgage quotes if you offer your contact information.  The problem with many of those sites has to do with what the site does with your information once you give it to them.  Normally, your information is sold to several banks and brokerages, possibly located outside of Utah, who will contact you with mortgage offers.  This can mean you will take 2 or 3 mortgage applications before you have a chance of finding a fair loan.  It can become tiring answering all those phone calls and sifting through the offers.   Often times you might not even be quoted a fair interest rate or fees on your Utah home loan – even after 4 or 5 calls!
 
Advertising
 
We all get mortgage junk mail, see big name lenders offering great mortgages on TV, and hear our fair share of radio ads.  The bottom line is, all of those companies need to recoup their advertising costs because of their large marketing efforts.  You can get a good mortgage through those channels, but it is likely not going to be the best mortgage you could have gotten somewhere else. If you are going to respond to a mailing advertisement, consider trying a local company who has sent you an offer for a Utah home loan.  The local mortgage companies should have a better understanding about your current real estate and mortgage market than somebody located in another state.
